One of the most common questions we hear from property owners is: Who is responsible for paying for maintenance on a rental property?
It’s a great question — and like many things in property management, the answer is it depends.

Let’s break it down in a simple, straightforward way.

Owner Responsibility: Routine Maintenance & Wear and Tear

In general, routine maintenance and repairs to the core components of the home are always the owner’s responsibility. This includes normal wear and tear and any essential systems or structures of the property.

For example, if:

  • The air conditioner stops working due to age or normal use
  • The roof needs repair or replacement
  • Plumbing, electrical, or major appliances fail over time

These are considered standard ownership responsibilities. At Phoenix Property Management, our leases are structured to ensure that these issues are addressed promptly, protecting both the property and the resident’s living conditions.

When Tenant-Caused Damage Is Involved

Things change slightly when damage is caused directly by a tenant.

If a resident damages the property — such as:

  • Putting a hole in a wall or door
  • Damaging a garage door
  • Causing an appliance or system to fail due to misuse or neglect

The owner is still responsible for ensuring the repair is completed quickly. This is important to maintain the home’s condition and comply with lease and habitability requirements.

However, in these situations, the cost does not ultimately fall on the owner.

Once the repair is completed and paid for, the cost of the tenant-caused damage is charged directly to the tenant’s ledger. The tenant is required to reimburse the expense, and those funds are then returned to the owner.

This approach ensures:

  • The property is repaired without delay
  • Owners are financially protected
  • Accountability is clearly documented
